Straight answers to the questions I hear most.
Questions
- Which areas do you serve?
- Laguna Niguel, Aliso Viejo, Mission Viejo, Irvine, Lake Forest, Rancho Mission Viejo, Ladera Ranch, Dana Point, San Juan Capistrano, Laguna Hills and nearby South Orange County cities.
- How is my home's value determined?
- From recent comparable closed sales, current competing listings, and your home's condition and features. Online estimates are a starting point but often miss upgrades, views and lot differences.
- What is Mello-Roos?
- A special tax (Community Facilities District) that funds infrastructure in many newer communities. It appears on the property tax bill and varies by property; I check it for every home a client considers.
- Do I need a buyer's agreement before touring homes?
- Yes. Since August 2024, a written agreement is required before working with a buyer's agent, and it states how the agent is paid. Compensation is negotiable.
- How long does escrow take?
- Commonly about 30 days for financed purchases, sometimes shorter for cash, depending on the contract.
- Do you work with Russian-speaking clients?
- Yes. I work in English and Russian.
- How do I reach you?
- Call or text (949) 584-5007.
